Detection Dog or Pest Control Inspection: Which Do You Need?

If you have visible bugs on a mattress seam and you want them gone, call an exterminator. Their inspection is free, it will confirm what you already know, and you need their treatment anyway. Paying us to tell you what you can see would be a waste of your money.

The case for an independent canine inspection starts where that stops being true.

A visual inspection by a trained technician finds live insects, shed skins, eggs and faecal staining in the places they can look. That is beds, seams, headboards, furniture joints and accessible baseboards. It is reliable when an infestation is established and concentrated somewhere they can reach.

It is weaker in three situations. Early infestations, where there may be a handful of insects in a building with hundreds of hiding places. Low level activity spread across a large space, such as a hotel floor or an office. And anything inside a wall void, behind a fixed cabinet or under a floor, which no visual inspection reaches.

A detection dog is reading scent rather than looking, which is why it covers a room in minutes and why it can indicate activity in places a person cannot open up. In University of Florida research, trained dogs located live bed bugs in hotel rooms 98 percent of the time and did not alert on clean rooms.

This is the part nobody says out loud. A pest control company's inspection is free because it is the first step of a sales process. That is a normal commercial arrangement and it does not make their technicians dishonest. Most are careful people.

It does mean the person deciding whether you have bed bugs is the same person who gets paid if you do. Where that matters is not the obvious infestation. It matters when the answer is ambiguous, when the question is whether a treatment worked, and when the finding is going to be used in a dispute. We do not treat, so we have nothing to sell on the back of a positive result. That is the entire commercial basis of an independent inspection.

You have bites but nobody has found an insect. This is the most common reason people call us. A visual inspection that finds nothing leaves you exactly where you started, because it cannot distinguish between no infestation and an infestation it did not reach.

You have been treated and want to know if it worked. Asking the company that performed the treatment to confirm their own treatment worked is asking them to grade their own homework. A dated independent result is a different document.

You are a landlord, tenant or property manager and the finding is going to be disputed. A report from a party with no financial interest in the outcome carries weight that a treatment quote does not.

You need to cover a large space quickly. Twenty hotel rooms, a floor of a retirement residence, an office. Visual inspection at that scale is slow and expensive, and low level activity is exactly what it misses.

You want to know the extent, not just the presence. Which units in a stack, which rooms on a floor, whether it has moved beyond the one apartment that complained.

When you already have proof and you just need treatment. When the space is a single small room with obvious activity. When your budget only stretches to one of the two and there is visible evidence, in which case spend it on the treatment.

In practice the two are not competitors. A number of GTA pest control companies bring us in as a subcontractor precisely because an independent detection result is more useful to their client than their own. The usual sequence is detection first to establish where activity is, treatment targeted at those locations, then a verification sweep two to three weeks later to confirm it is gone.
